POLE BUILDINGS
Pole construction is strong, flexible and cost-effective across a wide range of buildings.
Zenbuild can help design and build something that will fit your needs. From machinery sheds and hay barns, to a minor dwelling, studio, workshop, carport or any other use you might have for some extra space.

RURAL AND FARM BUILDINGS
Machinery sheds, hay barns, feed and stock storage, and large rural buildings with wide open bays.
NON-RURAL POLE BUILDINGS
Minor dwellings, carports, garages, studios, workshops and storage for lifestyle blocks and town sections.
KNOW THE LIMITS
110 m²
Largest rural pole shed or hay barn built without building consent
4 m
Maximum height above floor level for the rural exemption
30 m²
Largest single-storey detached shed or sleepout without consent, on any site, if criteria are met
40 m²
Largest carport without consent, if criteria are met
All exempt work must still meet the Building Code. Conditions apply.
RURAL SITES
In a rural zone, a single-storey pole shed or hay barn used for farming, up to 110 m², can be built without building consent under Schedule 1 of the Building Act.
A Chartered Professional Engineer must design or review it, or a Licensed Building Practitioner must design and build it or supervise the build.
Council does not assess or inspect exempt work, but the building must still meet the Building Code and every exemption condition.
We keep full records of the design and build for your property file.
ALL OF THESE MUST BE TRUE
In a rural zone under the council’s district plan (rural residential areas do not count)
Single storey: floor no more than 1 m above ground, no more than 4 m of height above the floor
Net floor area of 110 m² or less
Unsupported roof span of 6 m or less
Not accessible to the public
Not used to store hazardous substances such as agrichemicals or solvents
Wind zone High or lower
Further from any residential building, public road, railway or legal boundary than the building’s own height
Still required: the building must meet the Building Code, and changing its use means notifying council. A resource consent under the District Plan may also apply.
OTHER NON-RURAL SITES
The rural pole shed exemption does not apply outside rural zones. Smaller buildings can still go up without consent under separate exemptions.
Single-storey detached shed, sleepout or greenhouse
Up to 10 m²
No boundary setback. No kitchen, bathroom or potable water.

10 to 30 m²

Carport
Up to 40 m²
Exemption conditions apply.
